  • Take Advantage of the Buy Down Mortgage Feature

Liberty Park is offering fantastic financing to help you afford your new home now. Basically, by taking advantage of the Buy Down Mortgage feature from SunTrust Mortgage, Inc., you receive a temporary reduction on your locked-in interest rate (can be as low as 3.75%). How the program works is that you get a 1% reduction on your rate for the first year.

Your monthly payments will be recognizably less for the first 12 months – giving you the flexibility to use money on furniture, setting up utilities, paint, moving expenses, etc. Taking into account the amazing price of these Atlanta townhomes, the low interest rates available and the buy down program, it could very well be cheaper to buy a home than rent an apartment. • Shopping Conveniences abound at Liberty Park

The eagerly anticipated redevelopment of the existing Moore’s Mill Shopping Center and surrounding area into a medium density mixed-use development remains scheduled and is slated for construction to begin in late 2010. According to sources the project will involve the redevelopment of over 11 acres of property by the developer, Edens and Avant, into a 45,600 square foot Publix grocery store, as well as, 55,456 square feet of convenience retail, restaurants and 345 residential sites. A section of the redevelopment a brand new 11,800 square foot free standing CVS pharmacy has already been completed and opened earlier this year.

The new Moore’s Mill development will also include the construction of over 1,300 linear feet of new roads. These new roads, which are to be constructed by the developer and the City, will form a grid street pattern. These improvements, along with the soon to be completed four lane bridge over the Chattahoochee, should provide substantial traffic relief during high travel time periods.

Liberty Park and surrounding area residents will be able to take advantage of the convenient location for shopping, groceries, dining and as a meeting place. The new development will be very pedestrian-friendly and will provide outside gathering places consisting of two plazas located at the center of the project. • Parade of Lights

The city of Woodstock, Georgia, where Sharp Residential’s beautiful Lakestone subdivision is located, hosted a warm holiday spirit in frosty airs Saturday when Woodstock presented the annual holiday “Parade of Lights”.   The colorful parade day events began at the old WalMart/Furniture Express on Hwy 92 moved north on Main Street through the Olde Town merchant district to Woodstock Elementary School.  Added to this years events, the Towne Lake Players drummed up a well received rendition of the “Little Drummer Boy”, even offering a special, free opening performance in the mid afternoon at the Woodstock Community Church.  The Sequoyah High School Women’s Choral Group sang and danced at the Grand Stand in front of RightWing Tavern in the late afternoon.  Festivities included lots of excellent food from local vendors.  All of this local talent led one along the parade path to the downtown Woodstock City Park where there was a fabulous turnout for sit downs with Santa with the Woodstock Middle School Choral performing nearby.  The Woodstock Middle School Chorus has been invited to sing at Carnegie Hall and took donations to help offset the expense! Then, there was the hush of anticipation followed by cheers of delight with the lighting of Woodstock’s Christmas tree for 2009.

Woodstock’s Mayor Donnie Henriques awarded the best holiday

parade float and the 2009 winner of Preservation Woodstock’s Barbara G

Ingram Citizen on the Year Award Winner,  Elaine Hubbard, acted as

Grand Marshall of the parade. Mrs. Hubbard was presented the award in

recognition of her contributions to the historic preservation in Woodstock.

A particularly important focus of the day’s events is the collection of canned goods for local food pantries.  Toys were donated for the Woodstock Jaycee’s Christmas Assistance Program to benefit the less fortunate families of Cherokee County.

  • Sharp Will Pay Your Closing Costs at Liberty Park

Liberty Park eFlyer 11-12-09Sharp Residential has a great end-of-the year incentive currently going on at Liberty Park, their only community that is inside the Perimeter. When it came to building within the city limits, they looked for the perfect location that was convenient to everything downtown Atlanta has to offer but still make the homes affordable. Basically, they wanted to build a community that new college graduates, young professionals and first-time home buyers would love and be proud to call home. Considering Liberty Park is the #1 selling townhome community in Fulton County, it’s safe to say that they did pretty good in reaching the original goal.

And now Sharp is making it even more affordable to move into a new Atlanta townhome at Liberty Park by covering all of your closing costs, as long as you close by the end of the year. Buying a new home should be a fun and exciting process, and having to come up with the extra money (which can sometimes be as high as $5,000 or even higher!) for closing costs can take away from your enjoyment.
